Repair or replace?
Normally no more than 25% of a roof can be repaired in a 12-month period before that whole section has to be brought up to current code. If your roof was built to the 2007 Florida Building Code or later, only the part being repaired has to meet it.
Fla. Stat. §553.844If your roof is 15 years or older, you can have it inspected. When the inspection shows at least 5 years of useful life left, an insurer can't refuse to write or renew your policy for roof age alone. A good repair can keep a roof on the right side of that line.
Fla. Stat. §627.7011Cracked or slipped tiles, lifted shingles, a loose metal panel, or water ponding on a flat roof are different jobs. We tell you which one you have and what fixing it properly involves.
A repair that only stops today's drip isn't finished. We trace the leak to its source and fix that, which is why we can stand behind the work when many roofers won't put a guarantee on a repair at all.
