Most re-roof surprises happen at tear-off, when rotten wood turns up and a second bill follows. A Capps contract has no open-ended clause for rotten wood, and no deposit. The price is the price.

How a Capps re-roof runs

From the estimate to the magnet sweep

This is the order the work happens in, and where the money changes hands. Nothing is due before work starts.

Owned and run by brothers Blake and Mark Capps since January 1993. Blake makes himself personally accountable for every phase of your job.

  1. Estimate

    An estimator looks at the roof, diagnoses what's actually wrong with it, and writes one itemized price.

  2. Choose the roof

    Tile, metal, shingle or flat, and the details that matter for each. See the choices below.

  3. Sign — no deposit

    There's no deposit and no open-ended clause for rotten wood or other "extras".

  4. Permit and HOA paperwork

    The permit is pulled and the association's approval paperwork is handled for you.

  5. Protect the property

    Tarps go over your shrubbery before anything comes off the roof.

  6. Tear-off and carpentry

    The old roof comes off down to the deck. Rotten plywood and fascia are replaced as part of the price you already signed.

  7. Dry-in

    The new underlayment goes down and the house is sealed against rain.

  8. The new roof

    Tile, metal panels, shingles or membrane go on over the underlayment, using the products and methods chosen at the estimate.

  9. Clean-up, every day

    Debris leaves in dump trucks the same day — not in a dumpster parked on your driveway. At the end, a large magnet is run through the grass around the house to pick up stray nails.

  10. Final inspection, final payment

    The building department inspects the finished roof. You pay the balance when the job is done.
