Four kinds of roof, and what to decide for each

Metal

The most-requested roof in Capps' reviews. Choose 5V crimp or standing seam with hidden fasteners, in unpainted mill finish or a factory color.

Tile

Four decisions: clay or concrete, flat or Spanish profile, the underlayment (90 lb, peel-and-stick or modified bitumen), and foam or screws to hold it down.

Shingle

The lowest up-front cost. Today's shingles seal themselves together and carry a 130 mph wind rating from the manufacturer.

Flat

Modified bitumen or single-ply TPO. A tapered system slopes the deck so water can't pond — the usual cause of flat-roof leaks.

Roof age and your insurance

An insurer can't refuse or drop you just because your roof is under 15 years old. If it's older, you can have it inspected — and if it has at least 5 years of life left, age alone isn't a reason to refuse renewal.

Wind-mitigation discounts

Florida insurers must discount premiums for wind-resistant features — roof deck attachment, roof-to-wall connections, a secondary water barrier. An inspector documents them on form OIR-B1-1802, updated April 2026.

Repair or replace: the 25% rule

Normally no more than 25% of a roof can be repaired in a year before the whole section must meet current code. If your roof was built to the 2007 Florida Building Code or later, only the part being repaired has to.

Two brothers, since the winter after Andrew

Blake and Mark Capps started roofing in high school. In January 1993, a few months after Hurricane Andrew, they opened their own company in Hobe Sound — and chose to grow slowly, with an owner watching every job site.
